April continued the steady progression into the spring selling season, with buyers and sellers becoming more active as warmer weather arrived. While inventory remains higher than the exceptionally tight conditions we've experienced in recent years, well-priced homes continue to attract strong interest.

Rather than a market driven by urgency, we're seeing one built on confidence. Buyers have more choices, sellers still have opportunities, and thoughtful pricing remains one of the biggest keys to success.

Home Prices Remain Stable

The median sales price across the Denver Metro area held steady at $600,000, unchanged from one year ago.

This stability is a welcome sign after several years of significant price swings. Home values continue to demonstrate resilience, with pricing supported by steady demand and limited long-term housing supply. Sellers can still achieve excellent results when homes are properly prepared and competitively priced.

Buyers Continue to Enjoy More Choices

Active listings reached 10,391, a 9.73% decrease year-over-year, while still offering buyers considerably more options than they had during the peak seller's market.

Having additional inventory allows buyers to compare properties, negotiate terms, and make more informed decisions. For sellers, this means presentation and pricing have become increasingly important in standing out from the competition.

Sales Activity Holds Steady

Closed sales totaled 3,798, representing a modest 0.5% increase compared to last year.

While the pace isn't accelerating dramatically, buyers continue to move forward with confidence when they find the right home. Today's transactions are driven less by fear of missing out and more by careful evaluation of value, condition, and location.

Homes Are Still Selling Quickly

The median days on market increased slightly to 15 days, just one day longer than last April.

A two-week average market time continues to reflect healthy demand. Desirable homes that are well-maintained and accurately priced are still selling relatively quickly, while homes that miss buyer expectations often require price adjustments or additional marketing time.

With 2.7 months of housing supply, the Denver Metro market remains balanced while continuing to lean slightly in favor of sellers.

This environment creates opportunities for both sides. Buyers benefit from greater selection and improved negotiating power, while sellers continue to see strong demand when their homes are positioned effectively.
