June 2026 Denver Real Estate Market Stats: What Buyers and Sellers Need to Know

A Market That Rewards Smart Strategy

June wrapped up the first half of the year with a housing market that continues to find its balance. The fast-paced seller's market of recent years has evolved into one where buyers have more choices, take more time to make decisions, and expect homes to be priced competitively from the start. The market has certainly slowed from the frenzy we experienced just a few years ago, but homes that are well-prepared, well-marketed, and strategically priced continue to sell successfully.

Today's market isn't about waiting for multiple offers - it's about understanding current conditions and adapting as they change.

Home Prices Continue to Hold Steady

The median sales price in the Denver Metro area was $610,000, reflecting a modest 0.3% increase compared to June of last year.

This continued price stability is a positive sign for both buyers and sellers. Rather than experiencing dramatic swings in value, the market has settled into a healthier pattern where home prices are supported by steady demand and realistic expectations.

Buyers Have More Choices Than They've Had in Years

Active listings reached 11,437, representing a 9.0% decrease year-over-year, while still offering buyers considerably more selection than they enjoyed during the inventory shortages of recent years.

More available homes create a more competitive landscape for sellers. Buyers have the opportunity to compare properties, negotiate terms, and carefully evaluate value before making an offer. As a result, every listing is competing not only with recent sales but also with the homes currently available.

Buyers Are Still Buying

A total of 3,800 homes closed during June, essentially unchanged from last year with a slight 0.3% increase.

These numbers reinforce that buyers haven't left the market - they've simply become more deliberate. Today's buyers are taking time to evaluate condition, location, and overall value before moving forward, making preparation and pricing more important than ever.

Pricing Has Become an Ongoing Strategy

Median days on market came in at 18 days, one day faster than this time last year.

While desirable homes are still selling in less than three weeks on average, the biggest difference in today's market is that pricing is no longer a "set it and forget it" decision. The first week on the market often generates the greatest buyer interest, making it critical to launch with a competitive price.

Just as importantly, market value isn't static. Every week brings new listings, price reductions, pending sales, and closed transactions that reshape the competitive landscape. Sellers who continually monitor how their home compares to the competition (and adjust when necessary) are far more likely to stay ahead of the market rather than chase it.

A Balanced Market Creates Opportunity

Housing supply increased slightly to 3.01 months, moving the Denver Metro market even closer to a balanced position.

This creates opportunities for both buyers and sellers. Buyers benefit from greater selection and increased negotiating flexibility, while sellers who understand today's market dynamics continue to achieve successful outcomes.

Looking Ahead

As we move into the second half of the year, expect market conditions to remain relatively steady. Inventory levels, buyer demand, and pricing all point toward a market driven by strategy rather than urgency.

For sellers, one of the biggest mistakes is assuming that the value of their home remains unchanged throughout the listing period. In reality, the competitive market price can shift from week to week as new homes enter the market, competing sellers adjust their pricing, and buyer demand evolves. Staying informed and making timely adjustments when appropriate can make the difference between selling efficiently and watching valuable time on the market accumulate.

Success Starts With the Right Strategy

Market statistics provide a helpful snapshot of what's happening across the Denver Metro area, but every neighborhood (and every home) has its own story. The right pricing strategy isn't determined once before a sign goes in the yard; it's refined by continually watching the competition and responding to changing market conditions.
